Leeds-based developer, Eshton, has purchased a prime unit at Normanton Industrial Estate to capitalise on the surge in demand for quality rental properties suited to industrial and logistics sectors.
AWS acted for the vendor and negotiated the transaction.
The c.24,000 sq ft unit on Tyler Close in Normanton, West Yorkshire, comprises more than 3,000 sq ft of office space spanning two floors and 20,750 st ft of warehouse space, with minimum clear hight of 6m to underside of haunch, complete with two loading doors and the added option to install a further three, if required.
Commenting on the purchase, Eshton director Jonathan Chapman, said: “Normanton Industrial Estate is a prime spot for logistics businesses and manufacturers, with the popular site boasting excellent transport links due to the M62, M1 and A1 being right on its doorstep.
“The location is already home to a number of big name occupiers including Asda, XPO Logistics and Yesss Electrical, and we’re looking forward to bringing this rental opportunity to market early autumn.”
The unit is currently under renovation and also features a large yard with space for lorry parking and separate office/staff parking.
Jonathan continues: “We are confident in attracting significant occupier interest for the space as it meets a number of requirements that businesses look for.
“Industrial property sectors are booming with an increasing demand for prime rental space, and the inclusion of this asset within our expanding portfolio was an opportunity that could not be missed.”
Nick Arundel of AWS pointed out that “we have effected yet another transaction in this location that reinforces confidence in Normanton from investors as well as occupiers”.
